Over at ingatlan.com I found a very nice index showing the real estate price in Budapest by district. The average price per m² of a house to buy for Budapest in total is 341.000 HUF. This example is based on more than 73.500 estates all over Budapest. If you plan to invest in an panel apartment in Budapest or simply buy one for yourself the average price is 208.000 HUF per m². The average price for a not panel apartment in Budapest is 369.000 HUF. Let’s check the lists for houses, non panel apartments and panel apartments in Budapest by district.

Average house prices in Budapest by district

As you can see the districts 1, 2, 5 and 12 are the most expensive with more than 400.000 HUF per m². I am wondering a bit that the districts 3 and 11 are fairly cheap to what I have heart so far. Nevertheless district 21 (Csepel) is and will stay the cheapest district to live.

Average non panel apartment prices in Budapest by district

The non panel apartment prices in Budapest are nearly the same as the house prices just that the 3. district is in a line with the 1. and the 2. district. Still the Csepel is the cheapest area to live.

Many of these panel apartment buildings have a very nice view as they are also build around the Danube like in the closer area of Árpád bridge.

In general you can say that real esate in Budapest is still cheap compared to other major cities in Europe and many investors choose to invest in Budapest because the ROI of newly build apartments for example is really good. To rent out an apartment or house in Budapest for somebody from England or Germany is not easy though because you probably don’t speak Hungarian but there are companies who specialized on property management in Budapest and Hungary.

Lake Balaton is the most famous place for holidays or weekend trips for people living in Budapest. Around one hour away from Budapest the lake Balaton starts. Here you can find holiday houses, hotels, hostels, holiday flats and camping places around the lake. The biggest and most famous town (at least for young people) at lake Balaton is Siofok.
